Housing Choice Voucher Program Benefits

  • Low Vacancy Rates: Because Housing Choice Participants are always looking for good, affordable housing, a Housing Choice Landlord rarely has a vacant property.
  • Good Renters: PCHA conducts extensive background checks (including criminal history screening) on Housing Choice applicants and participants. Landlords can create their own selection criteria too. A participating landlord is not required to rent to a houshold who does not meet their eligibility requirements.
  • Well-Maintained Housing: PCHA conducts an initial property inspection and follow-up annual inspections. Along with the property owner's periodic checks, these inspections ensure that properties are maintained will.
  • Guaranteed Rent: Most Housing Choice participants have a financial safety net if they experience a loss of income. In those instances, PCHA normally increases its portion of the rent subsidy.
  • Direct Deposit: Housing Choice property owners receive their rental payments on time, every month, via direct deposit.

How to become a Landlord with the PCHA HCV Program:

If you choose to become a Landlord with PCHA, the following information must be submitted and approved before a request for Tenancy Approval or Change of Ownership can be processed. All the following documents are required:

  • The Owner's current home address and telephone number.
  • A copy of the Owner's photo ID.
  • Proof of Ownership of the Property to be placed on the program.
  • A completed W-9 form.
  • A copy of your SS card or your Federal ID number. If a Federal ID number is used, a copy of the confirmation page from the IRS is needed to confrim that the number represents you.
  • Direct Deposit Authorization.
